Type: Acquisition · Technology: Industrial · Country: United States · Value: $95M · Announced: 2026-07-07

BKM Capital Partners, operating through its BKM Industrial Value Fund III, acquired Carson Industrial Center in Carson, California, for $95 million. The 429,000-square-foot multi-tenant industrial campus spans over 20 acres in Los Angeles' South Bay submarket and was purchased at a material discount to replacement cost, reflecting recent repricing in Southern California's industrial sector. The property features 11 buildings with 20 units averaging 21,000 square feet each, 79 combined dock-high and grade-level doors, and 14- to 21-foot ceiling heights, currently 73% occupied by tenants in manufacturing, freight logistics, and distribution. BKM plans to invest over $6 million to reposition the asset, including upgrades to vacant units and exterior improvements, while renaming it to 'South Bay Industrial Exchange'. The campus offers direct access to major interstates (I-405, I-710, I-91, I-110) and is located 20 minutes from the ports of Los Angeles and Long Beach, providing structural demand from importers and logistics providers.
