Blockfusion signs non-binding LOI for $175 million lease with unnamed AI customer for 300MW at Niagara Falls data center campus

Blockfusion, a high-performance compute and AI infrastructure developer, signed a non-binding Letter of Intent (LOI) with an unnamed AI customer for up to 300MW of critical IT capacity at its Niagara Falls, New York data center campus. The proposed lease includes 85MW of guaranteed take-or-pay capacity, to be delivered in tranches with an initial 15-year firm lease term and two five-year renewal options. The 85MW guaranteed portion could generate approximately $2.8 billion in aggregate lease revenue over the initial 15-year term, or around $5.4 billion if both renewal options are exercised. Blockfusion is also advancing plans to expand the Niagara Falls campus beyond 300MW, having entered into an exclusivity agreement with a landowner for additional parcels. The company is in advanced negotiations for a definitive purchase and sale agreement to support the planned expansion.
