Cloud Capital closes $520 million ABS issuance for hyperscale data center in Northern Virginia

Type: Financing · Technology: Data Center · Country: United States · Capacity: 80 MW · Value: $520M · Announced: 2026-07-30

Cloud Capital closed a $520 million asset-backed securities (ABS) issuance through its newly established Cloud Capital ABS Master Trust, marking the industry's first programmatic data center ABS Master Trust for a core joint venture. The transaction is secured by an 80-megawatt stabilized hyperscale data center in Northern Virginia, leased to an investment-grade hyperscale customer under a long-term lease. This issuance achieved AAA ratings from Fitch Ratings, Morningstar DBRS, and Kroll Bond Rating Agency, reflecting the quality of the underlying assets and conservative capital stack. Guggenheim Securities acted as the sole structuring adviser and sole active bookrunning manager, with Deutsche Bank Securities and Morgan Stanley & Co. serving as passive bookrunners. The net proceeds will support the continued growth of Cloud Capital’s Core Strategy and provide flexibility to capitalize on increasing global demand for hyperscale digital infrastructure.
