Digital Core REIT sells North American data center interests to Digital Realty and acquires stakes in Singapore and Osaka data centers

Digital Core REIT agreed to sell its 90% interest in 371 Gough in Toronto to Digital Realty for C$180 million ($127 million) and its 90% interest in 200 N. Nash in Los Angeles to Digital Realty for $79 million. Additionally, Digital Core REIT sold a 39% interest in 8217 Linton Hall in Northern Virginia to Digital Realty for $110 million, generating gross proceeds of approximately $316 million. The proceeds will be redeployed to acquire a 2.5% interest in 11 Loyang Close in Singapore from Digital Realty for S$87 million ($68 million) and a 25% additional stake in Digital Osaka 3 from Digital Realty for ¥17.6 billion ($108 million), increasing its ownership to 45%. The transaction is expected to be approximately 4.1% accretive to Digital Core REIT’s Distribution Per Unit (DPU) and improve aggregate leverage by approximately 290 basis points, from 39.2% to 36.3%. Digital Core REIT intends to use approximately $117 million of net proceeds to pay down debt and up to $20 million to repurchase units on the open market.
