Empery Digital invests $65 million into Hunt Properties-affiliated vehicle for AI data center acquisition and conversion

Empery Digital is investing $65 million into EMHU, LLC, a Hunt Properties-affiliated vehicle, to acquire and convert an industrial site in the US Midwest into an AI data center. Empery Digital will take a 25 percent stake in the private acquisition entity, which is buying a facility with 150MW of available power capacity under an existing utility agreement. The site, which includes an owned substation and associated infrastructure, has the potential to expand to approximately 300MW to support AI workloads. TexStack Infrastructure, a subsidiary of Cardinal Power and affiliated with Hunt Properties, holds the remaining 75 percent of common units and serves as the managing member. The acquisition of the property's equity interests is valued at approximately $230 million, with the deal expected to close in the third quarter of 2026.
