Lincoln Equities Group and Victoria Industrial Properties secure acquisition financing and JV equity investment for Dulles Corridor Shallow Bay Portfolio

Lincoln Equities Group and Victoria Industrial Properties secured floating-rate acquisition financing through a life insurance company and arranged a joint-venture equity investment from InterVest Capital Partners to capitalize the Dulles Corridor Shallow Bay Portfolio on 2026-10-01. The transaction covers a 308,656-square-foot portfolio of seven shallow-bay and flex industrial buildings across 40 suites in Northern Virginia, including addresses in Sterling, Herndon and Chantilly. At closing the portfolio was 90 percent occupied by industrial, warehouse, distribution, healthcare, technology, defense and consumer-service tenants and features clear heights of 14 to 18 feet with drive-in doors and dock-high loading. The properties are located throughout the Dulles Corridor with access to Washington Dulles International Airport, Route 28, Interstate 66 and the Dulles Toll Road, connecting tenants to Washington, D.C., Maryland and the Mid-Atlantic region. JLL worked on behalf of the sponsor to secure the acquisition loan and JLL Capital Markets arranged InterVest Capital Partners's institutional equity investment into the venture.
