Neocloud Nebius signs 50MW lease with AIB Data Centers

Neocloud Nebius signed a data center capacity lease to take 50 MW from AIB Data Centers under an initial 12-year term announced in the article on 2026-10-01. The capacity will be leased from a data center located in the southeastern United States, identified in an investor presentation as the CLT1 site in South Carolina, and includes two data halls to be developed for Nebius with the first hall slated for delivery in 10 months and the second in 14 months. AIB said the site has a pre-existing 65 MW electric service agreement; Nebius will make prepayments under the contract and the deal will be supported by project-level debt and equity to fund development costs. The agreement includes two five-year renewal options and is positioned to provide dedicated capacity in the southeastern United States for AI training and inference workloads. AIB recently added adjacent parcels in Texas providing additional power capacity to its portfolio, and the company has outlined a planned US pipeline of around 715 MW across multiple states.
