Houston-based industrial real estate investment firm SparrowHawk acquired a 20-property, 4.4 million-square-foot industrial portfolio from EQT for $400 million. The Central Logistics Portfolio spans six Midwest markets—St. Louis, Cincinnati, Cleveland, Columbus, Dayton, and Louisville—strategically positioned to connect regional industrial occupiers to major consumer markets driving logistics and e-commerce growth. The assets include diversified tenants across logistics, distribution, manufacturing, e-commerce, pharmaceutical, and related industries. SparrowHawk plans to leverage existing vacancies to capture future rent growth, establishing meaningful scale across key Midwest markets. The transaction was advised by JLL's Industrial Capital Markets group, which represented both Exeter (SparrowHawk's platform) and EQT in the deal.
