Stack Infrastructure commits $73.5 billion investment into data center campus in Berry Hill, Virginia

Stack Infrastructure pledged a minimum $73.5 billion investment to develop a data center campus at the Southern Virginia Megasite in Berry Hill, Pittsylvania County, Virginia. The project includes a local performance agreement requiring Stack to create at least 2,050 jobs with an average annual wage of $80,500, with potential penalties for failing to meet obligations. The company secured approval to acquire up to 2,990 acres at the 3,528-acre megasite, with a purchase price of $238,000 per acre, totaling up to $737.8 million, to be completed in phases by June 2031. The first phase must include at least 1,000 acres and close by June 2027, contingent on sourcing 299MW of grid capacity from Appalachian Power by the end of 2028. Stack, which operates six campuses in Northern Virginia totaling over 700MW, plans to develop a 1GW campus in Stafford County and additional projects in Loudoun and Fredericksburg counties.
