TeraWulf secures $19bn 20-year lease with Anthropic for Kentucky data center campus

TeraWulf secured a landmark 20-year lease agreement with AI lab Anthropic for its Justified Data campus in Hawesville, Kentucky, generating an estimated $19 billion in revenue over the lease term. The campus, developed in phases with up to 401MW of IT capacity, will see initial capacity coming online in late 2027 and full operation by early 2028. The project repurposes a former aluminum processing site purchased by TeraWulf in February 2026 for $200 million, with a second gigawatt-scale site acquired months later. TeraWulf's CEO Paul Prager highlighted the deal as validation of their strategy to source power, develop infrastructure, and secure long-term customer commitments. The lease follows Anthropic's broader trend of signing multiple data center agreements, including a $200 billion cloud capacity deal with Google and a $1.25 billion monthly lease with SpaceX/xAI.
