Triten and Principal form joint venture to recapitalize 17-property industrial outdoor storage portfolio across five U.S. markets
Type: Partnership · Technology: Industrial · Country: United States · Announced: 2026-09-21
Triten Real Estate Partners closed a strategic joint venture with Principal Asset Management, on behalf of a large U.S. public pension fund, to recapitalize a 17-property industrial outdoor storage (IOS) portfolio comprising approximately 120 acres and 340,000 square feet of improvements across Atlanta, Houston, Dallas-Fort Worth, Kansas City, and Miami. Principal entered the JV after acquiring TPG AG's interest, with Triten maintaining an ownership stake and serving as the portfolio's operating partner overseeing leasing, asset management, and execution of the broader business plan. The portfolio is leased to a diverse tenant base supporting logistics, transportation, equipment rental, and distribution operations, positioned to benefit from continued leasing activity and rental growth. IOS has emerged as one of commercial real estate's most sought-after niche asset classes, driven by rising demand from logistics operators and transportation companies, while new supply remains constrained due to entitlement challenges and industrial land redevelopment. The transaction represents an important realization for Principal's IOS strategy and enhances its exposure to the sector through Triten's proven operating expertise.
