Schroders Capital acquires Equinix‑leased Manchester data centre from Invesco

Schroders Capital acquired the Equinix‑leased data centre in Manchester from Invesco for a reported £15.35 million ($20.5 million). The facility, known as Joule House, is a two‑storey, 3 MW data centre at 76 Trafford Wharf Road in Trafford Park, offering about 30,000 sq ft of technical space with rack densities up to 20 kW. The site was originally launched by Telecity in 2012, later taken over by Equinix in 2016, and has been leased to Equinix under a long‑term agreement. The transaction follows Invesco’s mandate to divest the asset on behalf of St. James’s Place as the latter winds down its property funds. Advisors CBRE represented Invesco while Aquira Real Estate advised Schroders Capital on the sale. The deal adds a strategic “network‑critical” asset to Schroders’ infrastructure portfolio, expanding its exposure to the UK data‑centre market.
